Why we do this

Not every house, or every owner, fits a listing.

A traditional sale works well for a move-in-ready house and an owner with time to prepare it. Plenty of sellers aren’t in that spot. They’ve inherited a house full of a parent’s things, fallen behind on payments, inherited tenants, or own an older East Bay house that needs more work than they can take on.

For them, a listing can mean months of repairs, showings and uncertainty, with commissions at the end. We offer a different path: one written cash offer, no repairs or cleaning, and a closing date the seller chooses.

What we are, and what we aren’t

We’re real estate investors. We are not licensed real estate agents or brokers, we don’t list homes, and we don’t give legal, tax or financial advice. Sometimes we buy a house ourselves, and sometimes we assign our purchase contract to another investor buyer. Either way, every sale closes through a title company, and we tell you how the deal is structured before you sign.
