We look at the property’s condition, the repairs it needs and recent sales of similar homes nearby. We start from what the house would likely sell for after repairs and subtract the repair, holding and resale costs plus room for a profit, and we walk you through how we got to the number. How fast will I get an offer?

Usually within 24 hours of getting the details. Sometimes we ask for photos or a short visit first.

Am I obligated to accept the offer?

No. Our offers are free and there’s never any obligation.

Will a cash offer be lower than listing with an agent?

Usually, yes. An as-is cash offer accounts for repairs, holding and resale costs and the buyer’s risk. In exchange, you skip commissions, repairs, showings and the chance of a buyer’s loan falling through. Compare what you would actually net both ways.

Fees and costs

Are there any fees or commissions?

No. You won’t pay agent commissions or pay us any fees. We cover typical closing costs, so the offer you accept is what you can expect to walk away with, minus any existing liens or mortgage payoff.

What if I still have a mortgage?

The title company orders a payoff statement from your lender and pays the loan off from the sale at closing. You receive what’s left.

What about liens, back taxes or unpaid bills on the property?

Recorded liens and past-due property taxes are paid from the proceeds at closing, like a mortgage. The title company finds them before closing, so there are no surprises.

Timing and closing

How fast can you close?

As fast as 3 days for the right property, once title is clear. If you need more time, we can close weeks or months out, whatever works for you.

Where do we sign?

At the title company, or with a notary wherever you are, including out of state.

How do I get paid?

Through escrow at closing. The title company pays off what’s owed and sends you the rest, usually by wire transfer or check.

Condition and contents

Do I have to make repairs or clean?

No. Sell the house exactly as it is. Take what you want and leave the rest.

What happens to things I leave behind?

We handle the cleanout after closing, including furniture, boxes and trash.

Do I still have to disclose problems if I sell as-is?

Can I sell a house that’s in probate or a trust?

Can I sell if I’m behind on my mortgage?

Are you real estate agents?

No. We’re real estate investors, not licensed agents or brokers, and we don’t list homes. We may buy your property directly or assign our purchase contract to another investor buyer. We’ll always tell you exactly how the deal is structured.

What does it mean if you assign the contract?

Instead of closing ourselves, we transfer our purchase contract to another investor buyer, who closes under the same contract. We’ll tell you before you sign if that’s the plan.
