How we price an offer

Every investor’s offer starts from the same place: what the house would likely sell for after repairs, based on recent sales of similar homes nearby. From there we subtract the cost of the repairs it needs, the costs of owning and reselling it (taxes, insurance, financing, closing and sales costs) and room for a profit.
That’s why an as-is cash offer is usually below what the same house would bring fixed up and listed with an agent. In exchange, you skip the repairs, commissions, showings and months of waiting, and there’s no buyer’s loan that can fall through.
